Bedford Property Market : When Buy to let goes wrong.

As I have been writing these articles for some time , to advise the landlords about the best rental opportunities in Bedford. I thought this week we would talk about what does not tend to make a good rental investment.

The buy to let market does seem to be growing, and most landlords will have done their research and invested in property which is in a good area. Some of these landlords later find that , although the property is decorated to a high standard, it doesn’t rent so well,. This leads them to our door for some advice

There are a few essential rules to follow to make your property practical for a tenancy which may be forgotten in the excitement of making a property aesthetically pleasing.

 

A perfect example of this is a landlord who we spoke to earlier this year who had bought a lovely three bedroom terrace in Dudley Street. After spending several months making the property feel like home, equipped with an elegant roll top bath to replace the previous bath with shower over it. We advised her that the reason this property was difficult to rent was because there was no shower . She then had to spend more money to make the property more practical for tenancy.
