How unique homes can attract a higher selling price

The rarity of unique homes means they tend to attract a higher sale price than others of a similar size in the area. The challenge for estate agents is pitching the asking price at the right level to attract maximum interest from buyers, while making sure we don’t undervalue what makes the home special.

That’s why, if you’re selling something that’s one of a kind, it’s especially important for you to choose the right agent – one that’s able to properly judge your home’s true sales potential.

Here’s how do we do it.

First, we look at the price of comparable homes: those on the market now and those that have sold recently. Then we use our knowledge of market trends and our expertise to assess how popular your particular home is likely to be with buyers.

That’s relatively straightforward if there are enough similar homes around. If you’re selling a house on an estate or a semi in a row built by the same developer, the value of your home is likely to be more-or-less the same as the others. There’s also a price ‘ceiling’ – a value above which it simply won’t sell because it would clearly be over-priced.

But, because unique homes usually have very few comparables, we can often push past this ceiling that applies to more ordinary homes. Here, an accurate valuation relies on us being in touch with the market, knowing what price buyers are willing and able to pay for a home like yours and making sure we can show that its unique features are worth every penny.

The more high-end, outstanding and rare a home is, the more of a premium you should be able to charge. Just put yourself in your buyer’s shoes.
